Barndominium Builders in York County, Pennsylvania

York County barndominium owners are spread across a lot of ground: 72 municipalities, from river townships along the Susquehanna to the farm country that runs south to the Mason–Dixon line. We are barndominium builders in PA's south-central counties, and in York County we supply barndominium kits for owners who will put up the shell themselves, draw custom plans to fit a parcel's setbacks and slope, and handle turnkey builds from clearing to final inspection. Because every township and borough runs its own permits, the first job on any York County project is finding out which office holds the file for your address, what zoning district the land is in, and whether a subdivision has to be recorded before a house can go on it. York Township, south of the city, is a useful example: its Code Enforcement Official reviews residential plans and a separate zoning permit is often needed as well. The city of York has its own page at York. Tell us about the parcel through the survey and we will look at zoning, sewer or septic, and site work before we price a plan.

Building permits in York County come from the township, borough or city where the land sits, never the county. York Township, for example, has administered the Uniform Construction Code since May 11, 2004; its Code Enforcement Official has 15 business days to review a residential permit, and a zoning permit may be required as well. County planners at YCPC comment on subdivision plans but approve them in only four boroughs.

Where the county ordinance applies
The County's own Subdivision and Land Development Ordinance governs only Delta, Yoe, Yorkana and York Haven boroughs, where a pre-application meeting is required. Elsewhere, plans go to the municipality and YCPC has 30 days to send its review comments to it.

Building on land around York County

Rural York County land is mostly farm and woodland, with public sewer concentrated around the city and the larger boroughs. Outside a sewer area, soil testing and an on-lot sewage permit from the local Sewage Enforcement Officer come before any building permit. Splitting a building lot off a larger farm is a subdivision, reviewed by the municipality with comments from the county planning commission. Grading a house pad and driveway brings in the state erosion rules, and once a project disturbs an acre or more the NPDES construction stormwater permit runs through the York County Conservation District, which lists a technician for every municipality. Our site preparation page walks through it.

Building in York County: questions

Start the survey
How much does it cost to build a barndominium near York County's small towns?
The parcel moves the number more than the building does. A lot on public sewer and water avoids a septic system and a well; a farm parcel may also need a subdivision plan, a driveway and grading. For sourced per-square-foot ranges, read the barndominium cost guide and then describe your land in the survey.
Do I need a building permit for a barndominium in York County?
Yes. The permit comes from the township, borough or city where the land is, through its own code official or a retained agency, and a separate zoning permit is common. Rules differ between municipalities, so we confirm the local steps for your exact address before design.
Are pole barn homes built in York County?
Yes. A pole barn home suits many York County farm parcels, and it goes through the same municipal building permit, zoning and sewage steps as any other new house.
Can I put a barndominium on part of my farm?
Usually that means creating a new lot, which is a subdivision under the municipality's ordinance, with review comments from the York County Planning Commission. The zoning district decides the minimum lot size and whether a second dwelling is allowed, so check with the township first.
