How much do you want to take on?
Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.
Drawings only
We draw the plans and handle the approvals, and you take the set to whichever builder you like. You carry the schedule and the risk, and you keep full control.
Kit or shell
The manufacturer's structural shell delivered, erected by you or by us. Common where an owner has trades in the family, or time and a tractor.
Turnkey
Raw land to move-in under one contract. One schedule, one point of contact, one party answerable when the municipality, the sewage officer or the conservation district has a question.
Every job starts with who administers the code for your land
Pennsylvania's Uniform Construction Code applies statewide, and since 1 January 2026 new homes are built to the 2021 International Residential Code with Pennsylvania amendments. Your municipality, or the certified third-party agency it uses, reviews the plans, issues the permit and inspects; where a municipality has opted out, the owner hires a certified third-party agency instead. The code official sets the snow, wind and frost values, and without public sewer the lot needs an on-lot sewage permit from the local agency's Sewage Enforcement Officer first. A plan drawn to another township's answer is the wrong plan for your parcel, whether you are buying a kit or a whole house.
