Four stages, in this order. The sequence matters more than it looks: settling who administers the code for your municipality, the sewage soil tests and the site approvals before anything is fabricated is what keeps a Pennsylvania build from stalling.

Settle the land and the rules first

Before anything is ordered we find out who administers the building code for your parcel, which snow, wind and frost values the code official uses, and whether the lot has passed its sewage soil tests. A kit sized for the wrong snow load is an expensive mistake to find at plan review.

Size and specify the kit

Footprint, eave height, spans, door openings, the shop bay and the porch are fixed with you, and the manufacturer produces drawings for that exact building. Where your municipality asks for it, those drawings carry the seal of a licensed professional engineer working for the manufacturer.

Plan the delivery

Kits arrive on long trucks, and a lot of Pennsylvania land sits up a steep, narrow or wooded lane. We check the approach, the turning room and where the bundles can be set down, and time delivery around the foundation and the weather.

The kit price is where the budget starts, not where it ends

A kit covers the shell. The foundation, the driveway, the well or water connection, the on-lot sewage system if there is no public sewer, the plumbing, electrical and HVAC work, insulation, drywall, cabinets and flooring are all separate. Reading a kit quote as the cost of a house is the most common way a barndominium budget goes wrong, so we put the shell next to the rest of the project from the first conversation.

In Pennsylvania the line that matters is the municipal boundary. The building code is the same everywhere, but each of the 2,562 cities, boroughs and townships decides how it is administered: by its own code office, by an agency it retains, or by opting out and leaving the applicant to hire a certified third-party agency. What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Steel frame or pole barn frame

    A steel kit uses welded rigid frames on a concrete foundation; a pole barn kit uses large wood columns. The frame system changes the kit, the foundation under it and the crew that puts it up.

  • The snow and wind values it is sized for

    Your code official sets the design values, and they vary across the state. NOAA's climate summary notes lake-effect snow in the northwest can exceed 100 inches a year, and a kit sized for heavier snow carries heavier steel.

  • Delivery and site access

    Distance from the manufacturer, a lane a long truck can climb, and room to unload and stage all affect the price. A steep or wooded approach can mean a smaller truck and a second trip.

  • What the package includes

    Some kits are frame and panels only; others add insulation, liner panels, doors, windows, wainscot and a porch. Two kit prices are only comparable when the inclusions list is the same.

Are prefab barndominiums and barndominium kits the same thing?
Usually, yes. "Prefab" is most often used for the same pre-cut, pre-designed kit delivered to your land and put together there. It is not a factory-built modular or manufactured home: a kit erected on site is built and inspected as a house under the Uniform Construction Code.
Is a kit cheaper than a turnkey build?
The kit contract is smaller, because it covers only the shell. The rest of the house still has to be paid for and organized: foundation, site work, sewage, trades and finishes. A kit saves money when you or your builder can take that on well; turnkey puts the whole project under one price and one team.
Does a barndominium kit need a building permit in Pennsylvania?
Yes. The Uniform Construction Code applies statewide, and a home is never an agricultural building under it, because that definition excludes habitable space. Your municipality administers the code, or where it has opted out, a certified third-party agency does the plan review and inspections.
Who decides the snow load my kit is designed for?
The building code official for your municipality. Under Pennsylvania's rules the code official determines the snow, wind, frost and other design values for residential construction, so the right figure depends on where your land is, not on a statewide number.
Can I put the kit up myself?
Some owners do, especially with a pole barn frame. A steel frame needs lifting equipment and people who have erected one before. Whoever builds it, the foundation, frame and final inspections still apply, and plumbing, electrical and HVAC are handled by licensed trade contractors.
Should I choose a steel kit or a pole barn kit?

What is not included in a barndominium kit?
The foundation, site work, driveway, water supply, sewage system, plumbing, electrical, HVAC, interior walls and finishes are outside almost every kit. Some also leave out insulation, doors and windows, so check the inclusions list line by line.
