Barndominium Builders in Centre County, Pennsylvania

Centre County barndominium projects are spread across a wide map, from Centre Region townships around State College to farm parcels in Penns Valley, Bald Eagle Valley and the Moshannon side of the county. Pennsylvania Barndominium Builders designs and builds steel-frame and pole-frame barndominiums for owners on that kind of land. For owners looking for barndominium builders in PA who can work from a bare rural parcel, we cover the whole sequence: barndominium kits for self-builders, custom plans drawn around a site, and turnkey builds from clearing to the final inspection. The county has 35 municipalities, and the building permit comes from the municipality where the land sits, or from the code office it uses. Seven of them share Centre Region Code Administration; the others run their own arrangements. The county's own role is different: its Planning and Community Development Office reviews subdivisions and land development, and its Conservation District oversees erosion control on disturbed ground. If you are splitting a lot off a family farm or buying acreage, those county steps can come before the house permit. Start with the survey and we will map the permit, zoning and sewage offices for your parcel before design begins.

Set by each municipality in the countyWho issues the permit

Each of Centre County's 35 municipalities, or the code office it uses (not the county)

Each township or borough issues residential building permits itself or through its code office. Centre Region Code Administration serves seven: State College and Bellefonte Boroughs and College, Ferguson, Halfmoon, Harris and Patton Townships. Elsewhere, ask the municipality who its building code official is. The county's planning office handles land development review, not building permits.

County subdivision rules fill the gaps
The Centre County Planning and Community Development Office decides whether a proposal falls under the County's Subdivision and Land Development Ordinance when the municipality has not adopted its own. Its review looks at sewage, soils, floodplains, carbonate geology, sloping land, mine subsidence and sensitive agricultural, mineral or forest resources.

35 municipalities plan for themselves
The county planning office assists the county's 35 municipalities with comprehensive plans, zoning and subdivision ordinances, GIS mapping and the National Flood Insurance Program, and reviews plans from municipalities that have their own subdivision rules. It also runs the farmland preservation easement program.

Shared code office in the Centre Region
Centre Region Code Administration handles review, permit issuance and inspection of building construction for College, Ferguson, Harris, Halfmoon and Patton Townships and the Boroughs of State College and Bellefonte. Its forms include a combined zoning and building permit application and a separate well and borehole permit (read 26 Sep 2026).

Erosion control on any earthmoving
The Centre County Conservation District administers the Erosion and Sediment Pollution Control Program for DEP. Any project that disturbs the natural soil cover, including clearing and grading, must use erosion control measures, and the District reviews construction stormwater permits and minor stream-crossing permits.

One acre triggers an NPDES permit
Construction that disturbs one acre or more needs an NPDES stormwater permit in hand before earthwork begins. In High Quality or Exceptional Value watersheds, projects need an individual permit from DEP rather than general coverage through the District, and DEP reclassified some Centre County streams in June 2021.

Building on land around Centre County

Centre County land ranges from sewered lots around State College to farm ground and wooded ridges where a home needs its own well and septic. Before buying, check three things. First, which municipality the parcel is in and whether it has its own subdivision ordinance or falls under the county's. Second, the ground: the county's review flags carbonate geology, steep slopes, floodplains and old mine areas, all of which affect foundations and septic siting. Third, sewage: without public sewer, the lot needs an on-lot permit from the municipality's sewage enforcement officer before the building permit. Clearing an acre or more brings in the Conservation District. Our site preparation page covers grading for a new home.

Pole Barn Homes near Centre County

A pole barn home puts the living space inside a wood-framed building set on posts, the same bones as a farm building, finished as a house. Whether it suits a parcel near Centre County depends on the local answers above: who reviews the plans, what the zoning allows, and how the lot handles sewage.

Building in Centre County: questions

Start the survey
How much does it cost to build a barndominium in Centre County?
The parcel drives much of the cost. A rural Centre County lot may need a well, an on-lot septic system, a long driveway and grading, while a sewered lot near town avoids most of that. A lot split off a farm can also add subdivision review before building. Sourced per-square-foot ranges are in the barndominium cost guide, and we price your parcel after the survey.
Do I need a building permit for a barndominium in Centre County?
Yes, from the municipality where the land is, not from the county. In the seven Centre Region municipalities, Centre Region Code Administration reviews plans, issues the permit and inspects. Other townships and boroughs have their own building code official. Separate county steps, such as subdivision review or a conservation district permit for large earthmoving, may apply first.
Can I split a lot off family land in Centre County for a barndominium?
Usually through a subdivision plan. Where the township has its own subdivision ordinance, it approves the plan and the county reviews it; where it has none, the county's ordinance applies. Expect questions about sewage, soils, floodplain and slope. Our permitting service can coordinate that step with the house design.
Do you build pole barn homes near Centre County towns like Bellefonte?
Yes. A pole barn frame is one of the options we offer on rural Centre County parcels, alongside a full steel frame. The right choice depends on the site, the shop bay you want and the foundation the ground allows. See our pole barn homes page, or compare it with a steel-frame build.
