Barndominium Builders in Erie County, Pennsylvania

Erie County barndominium sites run from lakefront townships with public water to hill farms near Corry, Union City and Wattsburg where every service is on the lot. Pennsylvania Barndominium Builders takes on projects anywhere in the county: steel-frame and pole barn homes, shouses with room for a workshop, and full barndominiums on acreage. You can buy a barndominium kit and assemble it with a local crew, commission custom plans matched to the lot and the snow it will carry, or have us manage a turnkey build start to finish. Permits are local here. The City of Erie, Millcreek Township, Fairview Township, Girard Borough and every other municipality handle construction permits their own way, and nearly all of them also write their own zoning. What the county does run is the on-lot sewage program, through the Erie County Department of Health, plus subdivision review in the handful of municipalities that have no subdivision ordinance of their own. Lake-effect snow means design loads matter, and the figure that applies is the one your municipality has adopted. Give us the parcel's township through the survey and we will confirm its zoning, its septic route and who issues the permit.

Set by each municipality in the countyWho issues the permit

Each of Erie County's 38 municipalities, through its own code office or a code agency it has retained

Erie County does not issue building permits: the city, township or borough where the land lies handles plan review, permits and inspections, directly or through an agency it retains. The county's roles are on-lot sewage permits through the Erie County Department of Health and subdivision review under the county ordinance in the 12 municipalities without their own.

Where the county subdivision ordinance applies
Of the 38 municipalities, 26 have their own subdivision and land development regulations; the Erie County Subdivision and Land Development Ordinance applies in the remaining 12. The department publishes maps showing which ordinance and which review process apply in each area.

On-lot septic through the Department of Health
The Erie County Department of Health's environmental health fee schedule, effective January 1, 2025, prices on-lot septic permits per proposed lot, with separate categories for standard systems, experimental or alternate systems, elevated sand mounds or spray irrigation, and retaining tanks.

Earth-disturbance permits
The Erie County Conservation District holds authority delegated from DEP for Chapter 102 erosion and sediment control and Chapter 105 waterway permitting, including NPDES construction permits, and offers to help owners work out which permits a building project needs before earth is moved. Its fee schedule and submittal rules were updated in June 2026.

Building on land around Erie County

Parcels in Erie County sort roughly by distance from the lake. Along the shore and around the city, lots in Millcreek Township, Harborcreek Township and Fairview Township often have public water and sewer. South of Interstate 90, in townships such as Greene Township, Venango Township and Wayne Township, larger acreage usually means a private well and an on-lot septic system, which the Erie County Department of Health permits once soil testing shows the site can support one. Check whether the township writes its own subdivision rules or relies on the county's before carving a house lot from a farm. Wet ground and small streams are common, and the conservation district handles most crossing permits. Our site preparation work is planned around those permits.

Pole Barn Homes near Erie County

A pole barn home puts the living space inside a wood-framed building set on posts, the same bones as a farm building, finished as a house. Whether it suits a parcel near Erie County depends on the local answers above: who reviews the plans, what the zoning allows, and how the lot handles sewage.

Building in Erie County: questions

Start the survey
How much does it cost to build a barndominium near Erie County's rural towns?
Site services often decide the budget: a well, a septic system sized for the soil, and a driveway across wet ground can outweigh finish choices. Roof and footing design for lake-effect snow and deep frost also matters. The barndominium cost guide has sourced per-square-foot ranges; describe your land in the survey and we will price it.
Do I need a building permit for a barndominium in Erie County?
Yes. The city, township or borough that contains the parcel reviews the drawings, issues the permit and inspects, either with its own code staff or through an agency it retains; Erie County government plays no part in that step. If the lot needs a septic system, the Erie County Department of Health issues that permit first.
Who approves a septic system for a barndominium in Erie County?
The Erie County Department of Health is the sewage agency for the county's municipalities. It issues the on-lot septic permit after the site's soils have been tested, and its permit categories range from standard systems to elevated sand mounds where the soil is shallow.
Are pole barn homes allowed in Erie County townships?
The frame style is not usually the issue; the lot's zoning district and the township's rules on dwellings are. With 35 of 38 municipalities running their own zoning, check the district for your parcel first. A pole barn home is then designed to the snow and frost values the municipality has adopted.
